What is the CoorsTek 9th Street Project?

The 9th Street CoorsTek Development is a multi-use urban space that will revitalize a large section of land outside Golden, CO. 

This space has belonged to the Coors Family for 137 years, when Adolph Coors built the Colorado Glass Works in 1884 to manufacture glass bottles for the Coors Brewery. In the past decades, this space has become isolated from the town. CoorsTek and the Coors family are working with local planners and developers to revitalize the space and to connect it back to the city of Golden while providing community spaces, retail, dining and residential-use property. 

The CoorsTek development will reflect our intensely local Golden culture that celebrates both innovation and the beauty of the great outdoors. Located near the heart of Downtown Golden, the site will act as a gateway to adventure in the mountains, while being well connected to the Denver Metro area. It will feature the new CoorsTek headquarters, bringing our company back home to the heart of Golden. The space will feature myriad other commercial and residential properties, creating a new ecosystem for innovation and community that will draw people and companies to the site.

Who is bringing this development to life and who will operate it?

The Coors family has owned this land since 1884. CoorsTek, a Coors family business, is working alongside local planners and developers to design a multi-use urban space that will revitalize the proposed area. 

Working in conjunction with the City of Golden and various local government resources, this development will bring life, business and community to the previously unused space. The development boasts best in class sustainability processes and features, developed alongside local experts and community leaders. 

CoorsTek plans to relocate their global headquarters to this space, bringing the heart of innovation back to their roots in the city of Golden. There will be myriad other residential and commercial spaces, built and managed alongside urban planning and developing partners. CoorsTek and their partners will own and operate the businesses, residences, and public spaces. 

What approvals are CoorsTek seeking from the City? What happens to CoorsTek’s plans for the site if those approvals are not granted?

CoorsTek 9th Street is applying for a Project Unit Development approval of a master plan. To date, CoorsTek has made progress working with the city and plans to continue working together to move forward. 

The CoorsTek 9th Street Project is being built under existing zoning and does not require Project Unit Development approval. However, we are taking this extra step to ensure we are complying with this approach. If this approach works, this will be a new Project Unit Development under existing zoning. Otherwise, we will take a non-Project Unit Development approach that will still be in alignment with local laws, zoning and ordinance.

The CoorsTek development will feature a beautiful green space with business and residential tenants, surrounded by community public space. Public art will be integrated throughout the space for a tie between the natural and constructed beauty that makes up Golden. What is the timeline for this development?

What are the goals for this space?

The new CoorsTek development boasts a sincerely local, quintessentially Golden vibe that will enhance the town!

This area of town will be accessible to other parts of downtown Golden  for the first time in over 100 years and will continue as a place of innovation from its beginnings in 1884. This development will improve the quality of life in Golden by decreasing industrial space for less noise, pollution, and smell. Golden will become greener, more alive, and more beautiful!

The CoorsTek development creates yet another point of pride for the city and a new family-friendly place for people to go, featuring garden-like outdoor spaces, public art, and a plaza with free live music! Other offerings include restaurants, tap rooms, rooftop patios with panoramic views, a boutique hotel and event space. CoorsTek headquarters will move to this space and will include labs and incubator space for NREL, the Colorado School of Mines, and CoorsTek engineers.

How will the CoorsTek development come to life in Golden?

The Coors Family will work in partnership with local planners and developers to bring this space to life through robust planning and building over the next 10 years. 

Working closely with the City of Golden, development will focus on sustainability and modern construction practices. The site will:  

  • Promote multi-modal access on an urban infill site that supports community connectivity

  • Use natural systems, biophilic design, and green infrastructure/roofs to improve water quality, habitat, health, connections to nature, and impacts to Clear Creek

  • Preserve embodied carbon through adaptive reuse of existing structures

  • Maximize diversion of on-site demolition and construction waste

  • Restore the site as closely as possible to its pre-industrial condition free of building and soil contamination

  • Utilize local materials and labor and incorporate on-site food production where possible

  • Construct high efficiency, passively designed buildings to minimize energy consumption
