CoorsTek Ninth Street Redevelopment

CoorsTek’s downtown Golden property on Ninth Street (at Washington Avenue) has been owned by the Coors family since 1884 and in continuous service as a ceramics manufacturing facility since 1910. With the 2021 opening of the state-of-the-art CoorsTek Center for Applied Materials on the east side of Golden, the historic Coors Porcelain (now CoorsTek) Ninth Street facility was no longer needed for industrial purposes.

Rather than sell the 12+ acre site or lease it to another industrial user, the Coors family determined instead to transform the centrally located property into a vibrant, highly sustainable, mixed-use district with a new CoorsTek global headquarters situated at its core. The approximately 1.25 million square-foot project will include a collection of both new and restored buildings that will house office, residential (mixed-income), retail, community, and hospitality uses. Buildings will be designed and built over a number of years and by multiple architects. 

Integral to the project will be an inviting public realm with a variety of public plazas, landscaped areas, water features, public art, and places to eat and drink. A comprehensive transportation plan will support mobility by a variety of modes, including biking, walking, transit, and motor vehicles. Substantial new below-grade and wrapped parking garages will be built to both accommodate people living and working onsite as well as downtown visitors.

After nearly two years of design, planning, collaboration with the City of Golden staff, and over 100 community outreach meetings, Golden City Council voted unanimously on June 7, 2022 to adopt the CoorsTek Ninth Street Planned Unit Development (PUD), a custom zoning vested for 20 years. 

The CoorsTek Ninth Street PUD provides enormous flexibility on the mix of land uses and ensures implementation of numerous community-oriented benefits, including:

  • Significant contribution of open space (over 2.5x City code requirements)

  • A comprehensive district-wide net zero carbon and wellness strategy that represents the deepest sustainability program ever adopted in Golden

  • An innovative shared parking and transportation demand management strategy

  • A first-of-its kind in Golden affordable housing component (10% of residential)

  • Funding for an arts district

  • Preservation of multiple undesignated historic buildings; and

  • A cohesive set of new design standards and guidelines  

Currently known as the CoorsTek 9th Street Project, the redevelopment will be developed, owned, and operated by AC Development.
